Host agreement

This agreement is between Rosido (a partnership firm with its office at H.No-414, Jagbir Chaudhary Vala Transformer, Ghaziabad, Uttar Pradesh 201009) and anyone who lists a space on Rosido (the "Host"). It applies together with our Terms of use and Privacy policy.

1. Rosido is a platform

Rosido is an online marketplace. Rosido does not own, operate, manage or inspect the listed properties and is not a party to the stay between you and your guest. You are solely responsible for your property, your listing, your guests and your compliance with the law.

2. Your right to list

You confirm that you own the property or have the owner's written permission to rent it out, and that renting it does not break any lease, society or building rule, or law. You hold every licence, registration and permission that your type of property needs (for example hotel, guest house or homestay registration, fire and local-authority approvals).

3. You are responsible for your listing

• Photos must be real and recent. Descriptions, amenities, rates, house rules and cancellation terms must be accurate.
• Prices you enter are the prices you receive. Update or remove your listing when anything changes.
• Rosido reviews listings only for basic quality before they go live. This is not an inspection, verification or guarantee of any property, and Rosido may ask for changes, reject a listing or remove it later.

4. Bookings and availability

• A guest sends a request. Only confirm dates you can honour. Decline a request if the space is not available.
• If you also list on other platforms (for example Airbnb, Booking.com or MakeMyTrip), you must keep your availability up to date on every platform. Block dates on Rosido as soon as they are taken elsewhere.
• You will receive booking requests by the contact details you give us. Please check them often and respond quickly.

5. If you cancel a confirmed booking

• You must refund the guest in full straight away.
• You must pay Rosido a fixed charge of ₹1,000 for each confirmed booking that you cancel, including a cancellation caused by a double booking. This is a genuine estimate of the cost and loss of trust Rosido suffers, not a penalty on the guest. Rosido may deduct it from anything it owes you or invoice you for it.
• Repeated cancellations may lead to suspension or removal of your listings.

6. Your cancellation and refund policy

You choose a cancellation and refund policy for each listing, and it is shown to guests before they request to book. You decide and handle cancellations and refunds under that policy. Rosido does not handle or guarantee refunds.

7. Fees

• Listing is free. You receive 100% of the price you set.
• Guests pay a separate Rosido service fee (currently 10% of the room price) plus GST, which is shown to them before they send a request. This fee is not deducted from your price.
• Early host offer: Rosido charges you no host service fee for 3 months from the date you register. Guests still pay the separate service fee described above.
• After the early-host period, Rosido may introduce a minimal host service fee, and may change other fees in future. We will tell you in writing at least 30 days before any change applies to you, and you may remove your listings without any charge if you do not agree.

8. Guests, ID and the law

You must check each guest's valid government photo ID at check-in and complete any guest registration the law requires for your property. Treat every guest fairly and without discrimination.

9. Safety

Your property must be safe, clean and as described, with working locks, basic fire safety and working power and water.

10. Privacy

Use guests' contact details only to manage the booking. Do not share or misuse them.

11. Liability

To the extent the law allows, Rosido is not liable for the condition of any property, for acts of hosts or guests, or for any injury, loss or dispute arising from a stay. You agree to compensate Rosido for claims made against it because of your listing or your property.

12. Ending your listing

You may delete a listing that is not live, or ask us to remove a live one once there are no confirmed bookings. We may suspend or remove hosts who break this agreement.

13. Law and disputes

This agreement is governed by the laws of India. The courts at Noida (Gautam Buddha Nagar), Uttar Pradesh have jurisdiction.
